How to Find & Buy "Lands Available" in Florida
5 minutesLast updated: February 2026
What Are "Lands Available"?
After a tax deed auction, properties that receive no bids become "lands available" or "unsold lands." They revert to the county or are held for over-the-counter sale. This is a hidden inventory of deals.
Where to Find Them
1. County Tax Collector Websites
Many Florida counties publish lists of unsold properties. Look for sections labeled:
- "Unsold Lands"
- "Lands Available for Purchase"
- "Properties Not Sold at Auction"
Examples:
- Lee County: LeeTaxCollector.com → "Tax Deeds" → "Unsold Lands"
- Charlotte County: CharlotteCountyFL.gov → Tax Collector → "Tax Deed Sales"
- Miami-Dade: Miami-Dade Clerk's site often has auction results including unsold.
2. Direct Contact
Call the county's tax deed department and ask:
- "Do you maintain a list of unsold tax deed properties?"
- "How can I purchase lands available?"
- "What is the procedure and pricing?"
3. Auction Platform Archives
Most online auction platforms archive past auctions. Search "past auctions" or "unsold" on sites like:
- broward.deedauction.net
- lee.realforeclose.com
- civicSource.com (used by some counties)
How to Buy Lands Available
| County Policy | Typical Process |
|---|---|
| Fixed Price | You pay the opening bid amount (taxes + fees) plus any accrued costs. Sometimes you must also pay documentary stamps and recording. |
| Negotiated | Some counties allow you to make an offer, especially if the property has been unsold for a while. |
| Re-auction | The property may be rescheduled for a future auction; you'll need to bid again. |
Step-by-Step Process
- Get the list of unsold properties.
- Run due diligence (see our Risk Mitigation Guide) on the ones that interest you.
- Contact the tax collector's office and express interest.
- Complete their required forms (often a simple purchase application).
- Pay the required amount (usually within a few days).
- Receive a tax deed or certificate of title from the clerk.
