Before buying land, verify its zoning to ensure your planned use is allowed. Use this checklist for every property.
Step 1: Identify the Zoning District
- Go to the county property appraiser website.
- Find the zoning code for the parcel (e.g., RS-1, A-5, MH).
- Note any overlay districts (historic, floodplain, etc.).
Step 2: Check the Zoning Ordinance
- Download the county's zoning ordinance or use online maps.
- Look up the permitted uses for that district.
- Is "manufactured home" listed as a permitted use?
- Are there restrictions (e.g., only certain roof pitch, square footage minimums, age restrictions)?
- What about accessory structures (sheds, barns)?
Step 3: Verify Setbacks and Lot Coverage

Step 5: Contact Planning Department
Call or visit the county planning department and confirm:
- "Is a manufactured home allowed on this parcel?"
- "Are there any pending zoning changes?"
- "Are there any violations on record?"
