Zoning Checklist for Florida Land Buyers

Before buying land, verify its zoning to ensure your planned use is allowed. Use this checklist for every property.

Step 1: Identify the Zoning District

  • Go to the county property appraiser website.
  • Find the zoning code for the parcel (e.g., RS-1, A-5, MH).
  • Note any overlay districts (historic, floodplain, etc.).

Step 2: Check the Zoning Ordinance

  • Download the county's zoning ordinance or use online maps.
  • Look up the permitted uses for that district.
    • Is "manufactured home" listed as a permitted use?
    • Are there restrictions (e.g., only certain roof pitch, square footage minimums, age restrictions)?
    • What about accessory structures (sheds, barns)?

Step 3: Verify Setbacks and Lot Coverage

Step 4: Check for Special Restrictions

  • HOA/POA – Are there CC&Rs that restrict manufactured homes?
  • Historic district – May have design standards.
  • Floodplain – May require elevation.

Step 5: Contact Planning Department

Call or visit the county planning department and confirm:

  • "Is a manufactured home allowed on this parcel?"
  • "Are there any pending zoning changes?"
  • "Are there any violations on record?"
